Im just coming out of my little Christmas / New Year hibernation. Ive been up in Scotland for a couple of weeks at my folks house with Victoria and our little girl, hanging out with family and eating all the food and watching all the Christmas films and doing all that stuff. You may have heard that over the past couple of summers, weve been spending a little bit of time in the mountains, specifically in a sleepy little ski resort called Morzine. And after decades of enjoying ski holidays in the winter, we thought, lets go check out what all the fuss is about for mountain summer holidays. We had an absolute blast. And in the process, we were lucky enough to meet a family who run a business called Reach 4 the Alps in Morzine. Theyve been doing it since 2000, so over 20 years now. And in todays episode, I get the chance to catch up with Gina, one half of the business and family partnership that has been running that company for those 20-plus years. And we get to talk about a whole bunch of different things. I mean, at its core, its a service accommodation business, hence the relevance. But I know a lot of us are investing in property to do other things with our lives, right? Property is not the end, it is the means to that end. But maybe we could combine the two. Maybe we could enjoy a different lifestyle, a different way of life, a different geographic location, or just something that we are more passionate about by investing in property in a way that allows us to have fun at the same time, which is exactly what Gina and Marcus have been doing - investing in a place that they love so that they can ski several times a week, they can enjoy that mountain life throughout the summer as well, raise their kids in a great location with all of that outdoor lifestyle. That specifically may or may not appeal to you. It doesnt matter, but I think what is important is that we can create a life, we can create a business that is built around what we want to achieve, what is important to us, and what makes us happy. So hopefully you get some inspiration, whether its about the service to accommodation side of the business, which includes some owned ski shalis as well as some rent-to-rent stuff, or just to get some creative juices flowing in your own mind about what a property business that works for you could look like. I cannot take any credit for his past success, and this isnt to brag about how weve been able to turn around his business overnight. Its really just to say Im thrilled to get to surround myself with people like Tom who have achieved what he has achieved in a relatively short space of time, and Im hoping that this interview today will give you some idea, some inspiration of what is possible in four or five years of dedicated investing, but alongside a pretty busy and hectic career as well. And hes really tapped into that and used that to his advantage, allowing him to raise capital to continue growing the portfolio. Michael Lawson is a Dubai based investor who rapidly scaled his portfolio whilst holding down a successful career and living about 3,000 miles away - and when I say rapidly, I’m talking to the tune of 15+ new purchases per year. How does he do this? Well it’s a family business, and he has his mum back on the ground looking after more of the customer facing tasks while he focuses on the business growth and strategy; he keeps his attention on just two postcodes in Fife that he knows like the back of his hand - an approach I’ve always favoured rather than trying to cast your net too wide; and he’s kept things as simple as possible, with a portfolio made up predominantly of single lets. This is possibly my most awkward interview to date, because Jerry is a true expert when it comes to commercial property investing and I spent the whole time trying to think of answers beyond ‘we just make it up as we go along’. Since last being on the podcast in 2020, Kim’s business and life have changed dramatically. From a property perspective, she’s switched her focus from R2R to buying HMOs, giving her much more security for the longer term by actually owning the assets that she’s renting out, although as you’ll hear during the interview, she still obviously has a soft spot for rent to rent and the opportunities that model created for her in the early days. But more excitingly, at least from my perspective, is the change to her living arrangements, as she recently converted a van into a camper and splits her time between life in the UK and life on the road, travelling with her family whilst continuing to run and grow her property business. Today, I’m joined by Jack Smith, and I think you’re going to enjoy this episode. Jack’s an investor who started off flipping houses, after spending time spinning his wheels and getting distracted by all the different investment options that were available to him. He made a £30,000 profit on his first deal, and quickly moved on to deals 2 and 3, but during his search for good projects, he realised he had a knack for finding off-market deals that were valuable to other people. His sourcing business was born, and that quickly surpassed his investment income, becoming more or less his full time focus ever since.
